According to reports by Knight Frank and Chestertons MENA, occupancy rates remain high while demand continues to soar. Consequently, Dubai’s office market is experiencing a shortage forecast to extend through 2027-2028.

The heightened demand was also a result of increased business activity, which also drove price and rental appreciation throughout Q3 2025. At the same time, supply was constrained as the occupancy levels remained elevated and new completions were limited.

This is expected to continue through early 2026.

In Q3 2025, DIFC and Downtown Dubai recorded the highest office rental growth, with annual increases of 35.5% and 33.9% respectively. Locations such as Barsha Heights and Dubai Hills Estate also performed strongly, exceeding 27% in spillover demand.
